ProSource Wholesale Floorcoverings and PS America, Inc.

We are very proud of our relationship with PS America and its principals. PS America is the largest franchisee of ProSource Wholesale Coverings, which is the largest wholesaler of flooring in the U.S. PS America operates over 40 ProSource showrooms and distribution facilities in seventeen states from Las Vegas, Nevada across the South to Florida and up the East Coast to Providence, Rhode Island.

We have represented PS America in all ProSource facility and site locations in the Greater Houston area since their entry into the market beginning in 1991.

Initially, the company leased facilities in Northwest Houston and in Clear Lake. First Houston Properties assisted in these initial leases and in the inevitable expansions and relocations. When ProSource decided to acquire its locations rather than lease, First Houston Properties was there to help. In 2003, PS America acquired a 25,000 square foot showroom/warehouse at 4730 Blalock in NW Houston. In 2004, we assisted ProSource with its acquisition of a site in Greenbriar SW Business Park for the construction of a new southwest Houston showroom/warehouse. In 2005, ProSource purchased a site in Webster, Texas for the construction of a new showroom warehouse facility to replace its leased facility. ProSource has also selected
its fourth Houston location with the lease of a 6,000 square foot space in the Kirby /Southwest Freeway area for a Designer Showroom.

We are looking forward to a continued relationship with this excellent company.

A very significant highlight has been the opportunity for First Houston Properties to work directly with principals of this outstanding Houston-based logistics and transportation company, from the inception of the company and its first warehouse lease. In 1996 , Steve Stewart and Ron Messner, both veterans in the transportation and logistics business, founded Gulf Winds International and initially leased approximately 138,000 square feet at 3240 South Loop East near Hwy. 288. Since that lease, First Houston Properties has represented Gulf Winds in the leasing of the remainder of the South Loop facility (to approximately 213,000 square feet), two separate facilities in southeast Houston and Pasadena totaling approximately 200,000 square feet, and the 345, 100 square foot main office-distribution facility at 411 Brisbane near Hobby Airport. First Houston is also very proud to have represented Gulf Winds in the long term lease of the recently-opened state-of-the-art 178, 200 square foot cargo facility at 1200 E. Barbours Cut Blvd( see Featured Property on our Home Page). This facility is directly across from the Barbours Cut Terminal facility in Morgans Point, Texas.

We are very proud of our working relationship with Word Trade Distribution, Inc since 1990, and having an opportunity to represent and work very closely with Jeff Joachim, president and Melik Ebrahim, operations manager, in addition to many other excellent personal.

Word Trade Distribution is a large independent warehousing and transportation company based in Houston. Word Trade specializes in container freight handling and operates one of the largest freight stations on the Gulf Coast. In addition, the main World Trade facility includes one of the largest U.S. Customs exam site stations in the Gulf Coast region. World Trade also operates one of the largest independent fleets of trucks in this area, transporting containers to and from the Port of Houston's container facility.

First Houston Properties worked with World Trade regarding its initial lease of the 1120 Lockwood facility in 1990, and its purchase of this facility in 1998.

HFP also represented World Trade in its recent 2007 sale of the 1120 and 1140 Lockwood facility, consisting of 149,00 SF of warehouse space on approximately 1 acres of land. At the same time as the Lockwood facility was being sold =FHP also provided consulting and developmental services to World Trade regarding its acquisition of the former SAIA Truck Terminal facility at 2222 N. Wayside, a fully-paved and fenced 17 acre site north of I-10 and south of Wallisville. As of November 2007. World Trade began its relocation to this facility, which now consist of over 120,000 SF of improvements - including the newly constructed 59,000SF freight facility.

We congratulate Work Trade in the acquisition of its new Wayside facility, as World Trade expands its operations and even further enhances its excellent capabilities and services.
